How Landlords
Calculate Income for MTD

If you are not operating as a sole trader, you’ll need to total the rental income generated from any property you own, whether solely or jointly.

Property income may include:

  • Rent received from UK property or land
  • Rent received from overseas property or land
  • Income from renting out furnished rooms
    in your main residence
  • Earnings from UK Furnished Holiday Lettings
    and other holiday rentals
  • Lease premiums relating to UK property
  • Payments received as an incentive to grant a lease
    (sometimes known as a reverse premium)

If your total gross property income exceeds £50,000 from April 2026, £30,000 from April 2027, or £20,000 from April 2028, you will be required to register for and comply with Making Tax Digital (MTD) for Income Tax in relation to that income.

Penalties

From April 2024, individuals taking part in the pilot phase of Making Tax Digital (MTD) for Income Tax are subject to the updated penalty system for late submissions and late payments.

This penalty framework will also apply to all taxpayers once MTD for Income Tax becomes mandatory.

How the New Penalty System Works

The updated regime introduces:

  • A points-based system for late submissions
  • Financial penalties for late payment of tax
  • Ongoing interest charges on overdue amounts
  • Penalties for inaccuracies in returns or supporting documents

Under the points system, penalty points accumulate for missed deadlines. Once a threshold is reached, a financial penalty is triggered.

Quarterly Updates

There will be no late submission penalties for missed quarterly updates for individuals who join MTD for Income Tax from 6 April 2026, nor during the official testing phase.

HMRC Powers

HMRC has discretion to cancel or reset penalty points and withdraw related financial penalties in certain circumstances. Understanding how the new regime operates is essential to avoid unnecessary costs and remain compliant under MTD.
